The search for the ideal home or selling your house at the price you like we know is a long and complicated process , but we are specialists in helping you in that cumbersome process sometimes unknown to many .

What steps do I need to know to buy a home ?

These are the steps that are usually taken in a more schematic way :

  1. HOUSING RESERVATION

Once we find the house of our dreams, we will proceed in the same real estate agency to reserve the house with a document to negotiate the price, restrict visits and mark conditions. Indicating with a symbolic amount our interest and seriousness in our intention to buy it.

SUCH AMOUNT WILL BE RETURNED IN CASE OF WITHDRAWAL OR LACK OF AGREEMENT BY THE TWO PARTIES IN THE TIME PERIOD AGREED IN THE DOCUMENT.

  1. ACCEPTANCE OF THE OFFER

Once our real estate advisor negotiates our price offered with the owner and the acceptance of it , We will go on to check the possible charges that the property could have.

  1. PENITENTIAL ARRAYS

Once the possible charges have been verified, a private document is drawn up between buyer and seller where conditions and terms for the sale will be agreed..

( Not : 1 month for the signature at the notary, damage fix, name of the notary's office, etc. )

Along with this document you will deposit an amount to the seller (10% of the value of the house approx.) This amount serves to ensure that neither party backs down since the seller will have to compensate you with double what was delivered or in your case,Conversely, you will lose that 10% delivered.

  1. MORTGAGE

If you need a mortgage, You should go to your trusted bank and have them value the percentage they grant you for the purchase, conditions and APPRAISAL.

We have trusted banks that will offer you very good conditions for doing our part.

  1. NOTARY

The end of the process and the most exciting moment.

– Cancellation of the mortgage by the seller ( if you have )

– Delivery of the property deed

– And handing over the keys .

EXPENSES

  • Real estate fees
  • Amount to advance in the Penitential Arras
  • E.T.C : 10% Patrimonial Transfer Tax
  • Notary fees , management and registration ( It depends on the company and the amount of the house has a cost)
  • MORTGAGE : % that you agree with your bank to pay ( according to age, payroll, etc)

( Generally you should have a 30% of the total purchase price of the home )

Sara from 35 years he wants to buy a nice apartment :
  • Close a price with the owner of € 100,000
